5 Things to Check Before Renting a Condo in Metro Manila
Written by PropVela Editorial TeamPublished 1 min read

Renting a condo is a lot less involved than buying, but a bit of diligence upfront still saves headaches later.
1. Confirm the total monthly cost, not just the rent
Association dues and utility arrangements vary by building and aren't always included in the quoted rent — ask what's covered and what isn't before you commit.
2. Understand the deposit and advance rent structure
Philippine leases commonly ask for a security deposit plus a number of months' rent paid in advance, on top of the first month itself. Get this in writing, along with the conditions for getting your deposit back at the end of the lease.
3. Check the lease length and renewal terms
Confirm the minimum tenancy period and what happens at renewal — whether the rent can be adjusted, and with how much notice.
4. Ask about maintenance responsibilities
Clarify who's responsible for what if something breaks — appliances, plumbing, aircon servicing — before you need to find out the hard way.
5. Read the fine print on early termination
Life changes. Know what it actually costs (in notice period or forfeited deposit) if you need to end the lease early.
Browse active rental listings to get a feel for typical terms across different buildings and areas.
