Megawide bets on housing for its next growth phase

Megawide Construction Corp. is shifting its growth strategy toward affordable and socialized housing, leaning on the government's expanded 4PH program. Chairman and CEO Edgar B. Saavedra pointed to a supply-demand mismatch in the market — too many condo units priced above P5 million, but not nearly enough in the P2 million to P3 million range that buyers actually need. Backed by a P10-billion investment from Pag-IBIG Fund supporting more than 7,000 housing units, Megawide plans to roll out 5,000 to 7,000 units next year before ramping up further. According to BusinessWorld, the company sees this segment as its next major growth driver.

Philippines Property Market October 2026: Recovery Strengthens Across Residential, Office and Industrial Sectors

Developers are reportedly focusing on selling off existing ready-for-occupancy inventory before launching new residential projects, and new completions are expected to taper starting 2027. Residential vacancy is still forecast to hit 25.6% by year's end, a lagging effect of earlier oversupply decisions, though demand stays resilient in attractively priced fringe areas like the C5 Corridor and Katipunan. The outlook describes the market as entering a confirmed recovery, with well-located residential, office and industrial properties poised to benefit most as pricing normalizes and future supply tightens. According to IQI, the right mix of product, location and pricing remains key to capturing this demand.
