For Filipinos abroad with a stake in home or future home back in the Philippines, this week's news touches both ends of the property equation — the financing that builds affordable housing, and the overseas earnings that help pay for it.

Megawide tops off two towers in Cavite socialized housing project

Two towers of a large socialized housing project in Dasmariñas, Cavite have reached their structural top-off, part of a development that will eventually offer more than 7,000 condo units. Pag-IBIG Fund backed the project with a ₱10-billion investment in Megawide preferred shares last year, funded by members' contributions and earning the Fund a 9% annual return. Pag-IBIG's CEO Marilene Acosta framed it as proof that government support, private developers and housing finance can combine to widen homeownership access. For OFWs, many of whom rely on Pag-IBIG for affordable condo financing, this project is a concrete sign of that system in action. According to BusinessWorld Online, the investment also generates income for the Fund while supporting housing supply.

OFW remittances in peril amid Middle East war risks

Renewed hostilities in the Middle East and slower overseas deployment are expected to keep remittance flows subdued through the rest of the year, even as Maybank still forecasts 2.2% growth in cash remittances to $36.4 billion in 2026. The peso has also been volatile, briefly weakening past P61.8 to the dollar in July before averaging around P61.60 for the month. Oddly, that weaker peso has actually boosted the purchasing power of remittances by about 4.2%, which can support household spending, including on housing. For OFWs timing remittances or property purchases, the mix of currency swings and geopolitical uncertainty makes near-term planning trickier. According to BusinessWorld Online, the overall growth outlook remains intact despite the volatility.
