For Filipinos working abroad and weighing whether now is the time to buy back home, two recent developments point to easier financing and more housing options. Here is what they mean for OFWs and overseas-based buyers watching the Philippine market.

Pag-IBIG makes homeownership more attainable

Pag-IBIG Fund has significantly ramped up its lending, releasing ₱111 billion in housing loans by September 2026, up from ₱85 billion the year before — a sign that more Filipinos, including those overseas, are tapping the fund to buy homes. To sweeten the deal, Pag-IBIG cut its interest rates, offering a promotional 4.5 percent rate on qualified loans up to ₱4.5 million, and raised its maximum loanable amount from ₱6 million to ₱10 million, opening the door to pricier properties. OFWs also benefit from provisions letting them appoint a representative to handle loan transactions on their behalf while abroad. According to Manila Bulletin, these changes reflect Pag-IBIG's push to make financing more accessible across the board.

Developers flock amid 4PH success

More major Philippine developers are lining up to join President Marcos's Expanded 4PH housing program, with five already on board: Megawide, Ayala Land's Amaia and Avida, SM Development Corp., Filinvest Land and Robinsons Land. These partnerships, formalized through agreements with Pag-IBIG Fund, are expected to widen the range of housing projects available under Pag-IBIG-backed financing. For OFWs relying on Pag-IBIG's overseas-friendly loan terms, this could mean more developer inventory and project choices to pair with their financing. According to Daily Tribune, additional developers are expected to sign on in the coming week.
