Today's roundup looks at a notable slowdown in residential price growth alongside a government-led push to help clear excess condo inventory through expanded housing finance.

Residential property price growth decelerates in Q2

The Bangko Sentral ng Pilipinas reported that residential property prices grew just 0.4 percent year-on-year in the second quarter, a sharp pullback from 4.5 percent in the first quarter and 7.5 percent a year earlier. This marks the weakest reading since the BSP began tracking the index in 2019. The central bank linked the slowdown to falling prices outside Metro Manila, which offset continued gains within the National Capital Region. According to The Manila Times, the divergence between NCR and provincial markets was the key driver behind the weaker national figure.

DHSUD eyes condo inventory for expanded 4PH

The Department of Human Settlements and Urban Development and Pag-IBIG Fund are developing an Expanded 4PH financing option that would let buyers use the program for existing condo units priced at P3 million or below, not just new projects. DHSUD Secretary Jose Ramon Aliling said the move targets both affordable housing access and the glut of unsold condo units, especially in Metro Manila. Ayala Land's Meanne Dy noted that Pag-IBIG's low-interest loans could similarly help developers work through their inventory. According to Tribune/Context.ph, the proposal is still being refined as officials look to align affordability goals with clearing excess supply.
