Today's roundup looks at how monetary policy expectations and shifting buyer preferences are shaping the Philippine residential property landscape.
UOB Sees BSP Key Rate Reaching 5% This August
United Overseas Bank expects the Bangko Sentral ng Pilipinas to raise its benchmark interest rate by another 25 basis points to 5 percent when its policy-setting body meets on August 27. The bank anticipates the central bank will then hold rates steady through the second quarter of 2027 as it works to tame persistent inflation and shore up a weakening peso. The forecast follows news that Philippine GDP growth slowed to 2.3 percent in the second quarter of 2026, a post-pandemic low, stoking worries about the ripple effects on property financing costs and housing demand. According to Manila Bulletin, the projected hike would mark the final leg of the current tightening cycle.
Affordable Condos Buck Metro Manila's Housing Glut
Colliers Philippines reports that economic and affordable condominium units are now the primary engine of housing demand in Metro Manila, even as the region sits on roughly 80,000 unsold units and heads toward record-high vacancy rates this year. The consultancy's Q2 2026 Metro Manila Residential Report found that buyer interest in the first half of the year concentrated on units priced between ₱1.8 million and ₱3.6 million, aided by government housing initiatives and better affordability conditions. The findings were compiled by Colliers researchers Joey Roi Bondoc, Martin Aguila, and Brent Respicio. According to Manila Bulletin, this segment stands out as a bright spot amid an otherwise oversupplied condo market.
