For Filipinos abroad and their families managing property plans back home, this week's news centers on one theme: how much disposable income OFWs actually have left for real estate after covering everyday needs. Here's what three recent reports mean for your budgeting, financing options, and long-term property goals.

Middle East conflict squeezes OFW remittances, threatens household spending

Oxford Economics warns that the drawn-out Middle East conflict is slowing remittance growth, compounding risks tied to many OFWs holding lower-paying jobs abroad. Citing BSP's Q3 2026 survey, the think tank notes that over 98 percent of remittance-receiving households are now spending that money on food, while shares going toward healthcare, education, and savings have dropped sharply from pre-conflict levels. For property owners and hopeful buyers abroad, this suggests less headroom for mortgage payments or investment contributions as family remittances get redirected toward basic survival costs. Rockwell joins expanded 4PH housing program

Rockwell has become the sixth major developer to join the government's expanded 4PH housing initiative, formalized through a memorandum of understanding between Rockwell CEO Nestor Padilla and Pag-IBIG Fund CEO Marilene Acosta, witnessed by DHSUD Secretary Jose Ramon Aliling. Qualified Pag-IBIG members can now tap financing packages of up to P10 million toward Rockwell properties, spanning affordable homes in Batangas to premium Metro Manila residences. For OFW Pag-IBIG contributors, this widens access to a recognized developer's portfolio through familiar, government-backed loan terms. Details via BusinessMirror.

OFW count, remittances fall in two straight quarters of 2025

PSA's latest Survey on Overseas Filipinos recorded a 6.3 percent drop in the OFW population to 2.05 million in the first half of 2025, down 138,000 workers from the prior year. Total remittances over the same period fell 8.2 percent to P240.7 billion, though the average amount sent per worker held fairly steady at around P127,460. This points to a smaller overall remitting workforce still sending comparable individual amounts, meaning aggregate funds available for property purchases and mortgage servicing from abroad may grow more slowly than before.
