This week's roundup finds the Philippine property sector at a crossroads, with fresh signs of caution in launches and pricing even as corporate dealmaking and digital platforms push ahead.
Colliers flags property slowdown as developers turn selective
Colliers Philippines research director Joey Roi Bondoc characterized the pullback in new project launches as a deliberate ‘strategic pause’ rather than a crisis. Metro Manila office deals dropped 24 percent quarter-on-quarter in Q2 as occupiers held off on leasing, while residential launches and sales cooled amid condo oversupply, high vacancies, and regulatory snags. Still, affordable and economic housing priced between P1.8 million and P3.6 million held up well, making up two-thirds of first-half condo take-up, and industrial space tied to semiconductors, food and beverage, and consumer goods manufacturing kept growing, with Central Luzon emerging as a key hotspot. According to Context.ph, the market's weakness is far from uniform across segments.
SEC approves Century Properties-PHirst merger
The Securities and Exchange Commission has given the green light for Century Properties Group Inc. to absorb its affordable housing arm, PHirst Park Homes Inc. Once effective, CPGI will remain as the surviving entity while PHirst is dissolved, with CPGI taking over all of PHirst's assets, receivables, and contractual rights by operation of law. According to the Philippine Daily Inquirer, the deal consolidates the two companies' operations under one listed corporate structure.
Inquirer, Listd team up to build real estate portal
Inquirer Interactive Inc. is partnering with proptech platform Listd.ph to build a co-branded real estate portal aimed at agents, brokers, and developers nationwide. The venture will pair Listd's technology and property listings database with Inquirer.net's large digital audience, aiming to create a stronger online marketplace for the industry. According to the Philippine Daily Inquirer, the collaboration is designed to expand reach for both companies' real estate offerings.
Philippine Home Price Growth at Seven-Year Low Amid Weak Demand
The Bangko Sentral ng Pilipinas reported that its home price index climbed just 0.4 percent year-on-year in the second quarter, a sharp drop from 4.5 percent growth in the first quarter. That marks the weakest pace of home price appreciation since early 2019, before the pandemic, reflecting slower economic growth and fading speculative buying. According to Bloomberg, the cooldown underscores broader softness in housing demand nationwide.
