Today's roundup covers a delayed REIT debut, fresh government housing contracts, and a broader industry pivot toward affordable, provincial residential projects as Metro Manila's condo market works through excess supply.
PLDT Moves VITRO REIT IPO to 2027 Amid Market Conditions, Rising Rates
PLDT Inc. has pushed back the planned stock market debut of its data center unit, VITRO REIT, Inc., to 2027, pointing to prevailing market conditions and climbing interest rates. The offering, which would have been the country's first REIT backed by data center assets, had targeted an Oct. 12 listing and aimed to raise as much as P24.2 billion through roughly 1.91 billion secondary shares priced at up to P11 each, plus an overallotment option. According to BusinessWorld, the delay reflects broader caution around listing conditions in the current rate environment.
Developers Seek Growth in Provincial Affordable Housing — S&P
S&P Global Ratings says property developers are increasingly looking beyond Metro Manila for affordable housing opportunities, where supply and demand are better matched than in the capital. The ratings agency cited persistently high ready-for-occupancy inventory, weaker purchasing power, supply-chain disruptions, and rising borrowing costs as drags on Metro Manila's housing market. It also noted that major players such as Ayala Land, Megaworld, SM Prime, and Robinsons Land are trimming capital expenditure while shifting more attention to investment properties. According to BusinessWorld, this rebalancing signals a longer-term strategic shift for the industry's biggest names.
Megawide Secures P12.8 Billion in New 4PH Housing Contracts
Megawide Construction Corp. has won P12.8 billion in new contracts under the government's Expanded Pambansang Pabahay Para sa Pilipino (4PH) Program, covering two large projects: the P6.9-billion, 3,800-unit Nocal Residences in North Caloocan, and the P5.9-billion, 4,500-unit Sumi Residences in Imus, Cavite. Both projects are set to break ground before year-end and finish by December 2028, pushing Megawide's total 4PH pipeline close to 20,000 units. Chairman and CEO Edgar B. Saavedra has set a goal of building 100,000 4PH units over the next five to seven years, according to BusinessWorld.
Expanding Residential Demand Beyond the Metro
Colliers Philippines projects Metro Manila's residential vacancy rate will hit a record 25.6% by the end of 2026 before easing in 2027, as developers slow new condo launches to work through unsold inventory. Despite the broader glut, the luxury segment is bucking the trend — developments like Balmori Suites and Edades West are posting take-up rates between 92% and 100%, according to Colliers director Joey Roi Bondoc. Colliers is urging developers to lean into strong end-user demand by building more economic and affordable housing in provincial growth areas rather than concentrating solely on the capital.
