No major Philippine property news broke today, so here's a look at what's moving in the wider region:

Hong Kong: Losses Persist Even as Prices Show Signs of Bottoming

An agent recently handled the sale of a small flat in Ngau Chi Wan's King Shan Court, which went for HK$3.1 million after a HK$600,000 cut — leaving its owner roughly HK$230,000 poorer after holding the unit for two years. A Centaline Property executive pointed out that anyone who bought near the 2021 peak is almost certain to sell at a loss today, since values remain nearly a fifth below that high, characterising the current climate as a consolidation phase rather than a recovery. According to South China Morning Post, such loss-making deals remain common even as some agents sense prices stabilising.

Bangkok: Developers Pull Back as Inventory Clears

Greater Bangkok's housing sector appears to be undergoing a structural realignment, with the Real Estate Information Center reporting that developers are scaling back new project launches while condo sales pick up and unsold stock shrinks. Industry observers add that many builders are deliberately pausing new rollouts to absorb existing inventory before adding further supply. According to Bangkok Post, this cautious approach reflects a broader rebalancing taking hold across the capital's housing market.

Singapore: Private Prices Firm Up as HDB Resale Values Soften

Flash estimates for the third quarter of 2026 showed private home prices gaining ground despite a thin pipeline of new launches, even as HDB resale prices slipped for a third consecutive quarter. More resale buyers entered the market as prices moderated, and million-dollar flat transactions hit a fresh high by a notable margin. On the private side, developers moved at least 1,068 new units across launches including Duet @ Emily, Lentor Gardens Residences, Dunearn House, and Amberwood at Holland, with Lentor Gardens Residences topping sales. According to PropNex, the data points to a market where private housing demand is holding firm even as public housing resale values cool.
