Today's roundup zeroes in on Vista Land & Lifescapes Inc. and how the developer plans to meet a hefty debt maturity wall in 2027, drawing on fresh analysis from CreditSights.

Vista Land may sell two malls for up to P15 billion — CreditSights

Vista Land & Lifescapes Inc. is reportedly considering selling two non-core malls to third parties, potentially raising up to P15 billion, as part of efforts to prepare for a $420-million bond maturing in July 2027. The company is also said to be eyeing sales of commercial units and lots to boost liquidity. CreditSights outlined four possible refinancing routes, including asset disposals, freeing up pledged dollar securities, shareholder backing, and local bank borrowing. According to BusinessWorld, management has signaled openness to divesting these non-core assets.

Vista Land funding sources enough but execution a risk

CreditSights believes Vista Land has sufficient potential funding sources to cover its $420-million bond obligation, pointing to roughly P145.5 billion in investment properties as of September 2025, most of it unencumbered, plus P47.7 billion in unencumbered land holdings. Still, the research firm cautioned that turning these assets into cash may not be straightforward. A key sticking point could be getting bondholders to approve transactions that existing debt covenants currently restrict. According to The Manila Times, execution risk, not asset availability, is the bigger concern.

Vista Land expected to hurdle P24-B debt maturity in 2027

Vista Land's 2027 debt load is substantial, with about P24.4 billion of its dollar bonds falling due in July, on top of P5.2 billion in peso retail bonds and P16 billion in privately placed peso bonds maturing the same year. CreditSights pegged the company's unencumbered malls and land at roughly P83.9 billion in book value, and floated the possibility of Vista Land selling a stake in VistaREIT worth close to P80 billion. The report also noted the company's bank relationships are only average, with some lenders trimming exposure to Vista Land and the broader Villar group. According to Philippine Daily Inquirer, the company is still expected to manage the maturity despite these headwinds.
