For Filipinos working or living abroad, financing a home back home often comes down to which developers accept Pag-IBIG loans and how much you can actually borrow — today's roundup looks at recent moves that affect both.
Pag-IBIG broadens developer tie-ups and raises loan ceiling
Pag-IBIG Fund has been steadily signing accreditation and marketing deals with some of the country's biggest developers, including SM Development Corp., Filinvest Land, Ayala Land's Avida and Amaia brands, Robinsons Land, Rockwell Land, and DMCI Homes. These partnerships give Pag-IBIG members preferential pricing on select projects bought through Pag-IBIG housing loans, meaning OFWs now have a wider mix of brands and price points to choose from when buying property from overseas.
Alongside this, Pag-IBIG lowered its housing-loan interest rates in mid-2026 and raised the maximum loan amount per borrower to P10 million. Qualified borrowers under the socialized-housing Expanded 4PH program can access a subsidized 3% annual rate, while others can lock in promotional rates of 4.5% or 5.75% fixed for three years, with applications open from July 1 to December 31, 2026 — changes that give members abroad more room to finance higher-value purchases through the fund.
According to BusinessWorld, these developments are part of Pag-IBIG's ongoing mandate to expand access to affordable housing and inclusive savings for its members.
