No major Philippine property news broke today, so here's a look at what's moving in the wider region:
Hongkong Land Poised to Launch US$6 Billion Singapore Property Fund
Hongkong Land is preparing to roll out a new private real estate fund in Singapore that could become the city-state's largest, with over S$8 billion (roughly US$6.2 billion) in assets under management. The fund, dubbed SCPREF, would start out holding one-third stakes in marquee Marina Bay properties, including One Raffles Quay and both towers of Marina Bay Financial Centre, after joint venture partners passed on their pre-emptive rights. The related asset sale is expected to push Hongkong Land's total capital recycled since 2024 to about US$2.8 billion, edging closer to its US$4 billion target for 2027.
According to the South China Morning Post via Yahoo Finance, the move underscores growing investor appetite for prime Singapore commercial assets.
Thai Developers Pivot as Housing Market Sours
In Thailand, residential developers are increasingly branching into hotels and warehouses to shore up revenue as home sales stall. Weak buyer demand and stricter mortgage rules have squeezed growth in core housing businesses, pushing companies to chase steadier, recurring income from other property types.
According to the Bangkok Post, the shift highlights persistent softness in Thailand's residential sector even as developers look beyond traditional home sales for growth.
