Is Hong Kong's Property Recovery Losing Steam? UBS Sees Four Risks Ahead

UBS analysts believe Hong Kong's ongoing housing market rebound could soon lose momentum, pointing to headwinds such as the rise of artificial intelligence disrupting job markets, a slowdown in population growth, and other structural pressures. The bank also flagged closer economic integration with the Greater Bay Area and a wave of upcoming housing supply from the Northern Metropolis project as additional factors that could weigh on the market.

UBS Greater China property analyst Mark Leung said investors haven't fully accounted for these four risks yet, forecasting that home prices will likely stay largely flat through the second half of 2026 into 2027, with rental growth expected to cool starting in 2028.

According to the South China Morning Post, the bank's outlook suggests a more cautious path forward for one of Asia's most closely watched property markets.
