For Filipinos abroad who are financing a home purchase back home, borrowing costs just got a bit more favorable. Here is a quick look at the latest development worth knowing.

Pag-IBIG Rolls Out Cheaper Home Loan Rates Through 2026

Pag-IBIG Fund is expanding its home loan subsidy program, offering promotional interest rates to try to revive buyer interest as the Philippine residential property market works through a downturn expected to persist into late 2027. For housing loan applications filed between July 1 and December 31, 2026, borrowers can lock in a fixed 4.5% annual rate for the first three years on loans above the socialized housing ceiling up to P4.9 million, while loans between P4.9 million and P10 million will carry a fixed 5.75% rate over the same period.

Since Pag-IBIG loans of up to P10 million are among the main financing options available to OFW members purchasing property in the Philippines, this rate discount could meaningfully reduce early repayment costs for overseas-based buyers planning to apply within that window. According to GMA News Online, the move is part of broader efforts to stimulate demand amid the prolonged slump.
